1. Do I need a permit to erect a sign?

Almost all signs require a permit including temporary banners. Please contact the Planning Department or refer to the Sign Ordinance for more information.

2. What is the Board of Adjustment and when do they meet?

The Board of Adjustment is a 5-member "quasi-judicial" board appointed by the city council to hear requests for variances to the city zoning ordinance (i.e., setbacks, height, lot coverage, building materials, and fence height and location) or to determine if a city official has made an error regarding a zoning requirement. They will also consider special exceptions.

The Board of Adjustment meets as needed at 6 p.m. in the Council Chambers. Most meetings are held the 1st Monday of the month, but occasionally, special meetings may be held because of holidays or other unique circumstances.

The extraterritorial jurisdiction (ETJ) of the City of Ferney, is the land up to 1 mile beyond the city limits.

4. What must I do to rezone my property?

To rezone your property:

• Call the Planning Department at 972-564-7384.
• Fill out the proper application (PDF) (PDF) and submit the $225 fee and a survey and/or plat of the property showing boundary dimensions are part of the application.
• Appear at a public hearing before the Planning and Zoning Commission.
• Appear at a public hearing before the City Council.

The Planning and Zoning Commission normally meets at 6:30 p.m. on the 1st Thursday of every month.

Only 3 entities may initiate a rezoning: the City Council, the Planning and Zoning Commission, or a property owner or his agent. Someone other than the property owner may apply for a zoning change; however, permission of the property owner is required.
